We are hiring creative, motivated, and talented people with a passion for doing what's right, what's smart, and what works. -- Description Redhorse is looking for a Real Estate (RE) Specialist to support a team on a long-term engagement with United States Customs and Border Protection (CBP). The RE Specialist will work within a CBP Project Management Office and will provide expertise and guidance around real estate actions and laws that affect the real property portfolio. In conjunction with CBP personnel, the candidate shall direct, advise and monitor U.S. Army Corps of Engineers (USACE) or other federal agencies tasked with supporting real estate efforts, throughout RE clearance process, lead negotiations for land-use agreements such as licenses from private landowners and permits from other government agencies, support site selection process for new facilities, contributing to preparation and presentation of market surveys, review for internal approval, and draft when necessary, RE instruments that would grant CBP its required rights. The work location for this position will be within one of the following locations: Euless, TX/Laguna Niguel, CA/Indianapolis. Duties and responsibilities include but are not limited to: * Provide support in construction planning to determine long lead time requirements for real estate. * Determine location specific real estate requirements and help identify current land owners. * Prepare a monthly Real Estate Acquisition Planning report that covers at a minimum: PMO construction projects (current and projected), including long lead time requirements for real estate, location specific real estate requirements, and current land owners. * Draft the real estate (RE) section of project requirement documents, or project management plans for larger-scale projects. * Provide RE input to all change requests. * Develop RE budgets & schedules and update as necessary to incorporate into the project---s integrated budget & schedule. * Assess projects with a RE component, to ensure that applicable regulations, policies and risks are considered in the overall project planning and ensure all RE capitalization and document recordation is properly completed in a timely manner. * Track all real estate activity in the Facilities and Infrastructure Tracking Tool (FITT) (or its replacement). * Participate in the process to acquire land parcels either by lease or purchase, to include providing legal description of property, formal appraisal/ market survey, waiver valuation (if less than $10,000), title search/preliminary title report. * Assess RE needs of given action (e.g., construction, lease/acquisition, maintenance/repair, easement out-grant, property disposal). * Develop RE clearance strategy and orchestrate execution of that strategy. * Evaluate requirements received from USBP, and other CBP offices supported by PMO, and translate into RE requirements. * Coordinate with Department of Homeland Security (DHS) when easements need to be out-granted --- i.e., for third-party access rights over CBP/DHS property (usually to support utilities) * Facilitate/lead meetings and site visits when necessary amongst key internal and external stakeholders regarding RE strategy development or troubleshooting during execution, and coordinate and support CBP Office of Chief Counsel, USACE and Department of Justice (DOJ) throughout the land condemnation litigation process. Position Requirements Basic Minimum Requirements for Skills, Experience, Education and Credentials include: * Bachelor---s degree in Business, Real Estate, or Contracts required. * Five (5) or more years of relevant employment experience. * Experience in Excel, Word, Power Point, Adobe and Outlook * Strong verbal/written communication * Proven organization and project management skills * Critical thinking and decision-making skills coupled with strong analysis and problem-solving skills * Self-starter, driven and able to work with limited direction under target times lines * Collaborative personality enjoys and able to work effectively in a team-oriented environment * Adaptability and comfort working in a fast-paced and sometimes unstructured environment * Translates complex ideas into processes and tactical plans Preferred Minimum Requirements for Skills, Experience, Education and Credentials include: * Background in construction, facilities, engineering/architecture * Problem solving and decision-making skills * May be required to supervise/direct others * Ability to analyze/interpret data * Real Estate license The work environment for this position requires an individual to be able to: * Work sitting or standing at a desk or conference table for extended periods of time with the ability to shift positions while working: sit, stand, pace, adjust positioning in any of those without issue * Walk in the office to collaborate with co-workers, attend meetings or retrieve documents from printer * Work with building plans/drawings as well as project requirements * Must be able walk over long distances and across of variety of terrains, including uneven surfaces * Must be able to climb, jump, bend, stoop, kneel, crouch and crawl * Must be able to work with minimal supervision * Must possess a valid state issued Driver---s License to operate vehicle as needed to complete work assignments * Operate government-owned or leased vehicles * Travel may be required to support this requirement to job locations to support the projects within the following locations: Euless, TX/Laguna Niguel, CA/Indianapolis, IN Redhorse Corporation shall, in its discretion, modify or adjust the position to meet Redhorse---s changing needs. -- This job description is not a contract and may be adjusted as deemed appropriate in Redhorse---s sole discretion.
