Maintenance Technician to join our awesome team here at Fairlawn!

this Fairlawn team member will be responsible for supporting all
aspects of maintenance atGarden Pointe Apartments a 305 units
residential complex. The overall objectives for this role will be
to ensure all assigned maintenance and services activities are
being addressed in an organized, high quality, and efficient manner
while providing top-notch customer service. The ideal Maintenance
Technician candidate will have superior attention to detail and the

Always ImproveDirectly handle a wide range of maintenance repairs
including plumbing, appliances, electrical, roofing
inspection/minor roof damage; recommend outsourcing tasks to
external vendors as necessaryHandle residence turnover including
direct participation in turning units, obtaining bids from
subcontractors, and small renovation projectsMaintain good rapport
with current and prospective residentsFollow company policies with
regard to gaining necessary approvals for any large maintenance
tasks/expendituresComplete maintenance requests in a timely manner
and document time, expense and resultsRegularly assess the property
for safety and preventative maintenance opportunitiesComply with
all OSHA regulations and any applicable laws regarding health,
safety or environmentAssist the Maintenance team in developing
methods and procedures to improve facility efficiency and
workflowServe as one of the emergency contacts for the communities
/ Availability to be on-call and assist in after-hours emergency
situationLearn and comply with all Fair Housing rules (we provide
training!)Pivot, roll up your sleeves, and jump in where
needed!Requirements:Who are you - We'd love to hear from you if
you:Level 1Have at least 1 year of maintenance experience or
enrollment in a technical/vocational programLevel 2Have at least 2
years of maintenance experience, preferably one year in the housing
or real estate industryWillingness to train new team members and
gain certificationEPA and HVAC CertifiedAre proficient with
relevant technology and can easily adapt to changing technologyHave
the ability to give and receive real-time feedback with a positive
mindsetHave excellent written and verbal communication skillsHave
superior attention to detail, high energy and positive
attitudeAbility to work independently and also to work closely with

driver's license and dependable vehicle. Limited in-town usage of
personal vehicle for errands, any out-of-County personal mileage
reimbursed at the Federal rateTo serve as one of the emergency
contacts for the community / Availability to be on-call and assist
in after-hours emergency situationsAbility to arrive to the
property within 40 minutes for emergencies when on callAvailability
to work longer hours and weekends during market turnover in July
and August (specific dates vary from year to year)Must be able to
perform the physical functions of the position, including but not
limited to: the ability to walk properties, ability to lift 50+ lbs
