Multi-Family Apartment Maintenance Supervisor

Assist in hiring and terminating maintenance, grounds, and sanitation technicians as needed and according to the allocated budget. -Organize, delegate, and complete maintenance service requests. -Organize maintenance office and all equipment allocated to it.Create, maintain, and participate in on-call maintenance schedule. -Follow and train maintenance team on corporate policies and procedures in terms of tag out, equipment, customer service, notifications, etc. -Assist Community Manager with developing a turn schedule and bidding out turn work to contractors. -Organize and monitor any contractors and/or third-party vendors that work at the property. - -Keep grounds and exterior and interior of the community clean and in proper working order, including assisting with snow removal.Setup safety, inventory, equipment, incident, and material safety data sheet (MSDS) binders and keep them up to date. -Conduct routine audits on interior and exterior of the property, amenity areas, and all maintenance and amenity equipment. -Conduct preventative maintenance routines (i.e., filter changes, thermostat checks, etc.). -Develop and maintain a make ready board. -Maintain proper working order for all equipment that is assigned. -Maintain a friendly customer service environment with energy. -Assist with capital expenditure (CAPEX) walks, routine inspections, and if applicable REAC Inspections. -Update inventory levels in property management software.Work with Property Manager and Gray Residential's Corporate Office on tracking fixed assets.Make sure all maintenance, repairs, and contracted services align with property's budget. -Complete all training that is assigned and make sure maintenance team completes all training that is assigned to them.Make sure all maintenance staff is complying to all federal and local laws, federal mandated regulations, and company issued policies and procedures. -Other duties as assigned. -ADDITIONAL BENEFITSGray Residential offers a competitive compensation package, including but not limited to:
