    Land Analyst:

    The Land Analyst is responsible for assisting the land acquisition team in project and financial analysis throughout the community development process.

    Responsibilities:

    • Perform a lead role in the financial analysis inherent to quarterly and annual Division Business Plans summarizing actual and projected financial performance for the Division & each Division asset
    • Prepare gross revenues, profit margins, sources & uses of funds & related distribution projections, cash flow forecasts, break-even analysis, cost-basis & cost-of-sales analysis, return-on-assets, & internal rate of return
    • Assist in financial feasibility analysis for each of the Division's acquisitions opportunities
    • Prepare underwriting proformas & related financial documentation for each asset acquired by Division
    • Perform asset sales pricing analysis (e.g., residual value analysis) and formulate/analyze financial deal points for each of the Division's disposition opportunities
    • Recommend price/profit participation structures, price escalations/option payment schedules, interest rates, etc.
    • Implement/maintain a computerized financial proforma model for community planning purposes
    • Perform liaisons role with our Corporate Finance "customers" to ensure that the Division is adhering to all financial strategies & related procedures & is providing financial analysis date in a manner that ensures easy use
    • Understand competitive market by visiting sites & collate/analyze competitive pricing, features, costs, etc.
    • Assist in Greenfolder process by preparation of vestacalcs, & other charts, graphs & reports as required
    • Formulate assigned project budgets & administer vendor contracts, change orders, check requests & invoices
    • Other Duties as requested
      Qualifications:

      • Must have College degree with emphasis in finance, business, real estate or related field strongly preferred
      • Must have 1+ years experience in land acquisition, land development and/or homebuilding
      • Must have Valid Driver's license w/ good driving record & valid auto insurance coverage
      • Must have computer expertise (including word-processing, spreadsheet analysis, project scheduling, & data management software)
      • Must have advanced skills in the use of Microsoft Excel
      • Must have ability to communicate effectively & concisely (both verbal & written)
      • Must have excellent collaborative skills
      • Must have ability to exercise initiative & achieve objectives w/ minimal supervision
      • Must be a detail-oriented problem-solver w/ ability to handle complex situations
